The Maryland restaurant saw the Delaware beach town as the perfect fit for an expansion.
At Theo’s Steakhouse, there’s something for everyone.
“We call it a steakhouse you can wear flip flops in,” says Chris Agharabi, owner.
The steakhouse opened its first Delaware location in June, located at 44 Baltimore Ave. in Rehoboth Beach. Theo’s provides diners a relaxed, upscale dining experience with a range of menu items from steaks, seafood, burgers and even the popular meatloaf.
Theo’s is already located in St. Michaels and Cambridge, both in Maryland. Expanding to the Delaware beaches fit perfectly with the restaurant’s target market, especially with it being a resort town destination.
“It fits our niche,” Agharabi says.

While the restaurant has been open a little over a month now, Agharabi says it feels like they’re still in opening stages as Delaware’s Phase 2 of reopening puts restrictions on the number of diners in restaurants and other protocols.
Agharabi is using this time to tweak things and hire staff. But, this constant work to be better is something he continues in his restaurants even months after opening.
“We never stop opening, we never stop changing,” he says.
Theo’s is making sure patrons feel safe as they dine with limited indoor seating, outdoor seating and consistent cleaning and sanitation. Agharabi says he’s already seeing return customers. He feels the support of the Rehoboth Beach community which is a silver lining to the challenges of opening during a pandemic.

Popular menu items include the filet, shrimp and grits, and meatloaf.
Agharabi also operates Ava’s Pizzeria & Wine Bar in Maryland, and if Theo’s is successful in the First State, he hopes to expand his other concept as well.
“If you’re not growing, you’re dying,” he says.
